Renting from Adilsons

Renting from Adilsons Properties is easy and we aim to make the process as stress free as possible . When you have decided which properties you wish to view, simply get in touch by phone or e-mail and one of our team will arrange to show you around.

Once you have decided which property you wish to take, we will then ask you to pay a holding deposit (in cash, bacs, internet transfer) of 1 weeks holding deposit to reserve flat and we will then take it off the market.

We will then discuss the references we require from you which are:

  • Bank statements of the last 3 months and or a bank status enquiry
  • Work/employment reference
  • Previous Landlord reference
  • Student reference from institution studying at
  • Passport copy
  • National Insurance Number /Card copy

In some cases – e.g. prospective tenants with insufficient income from an employer or for Students – a Guarantor will be required. This is usually provided by parents/relatives who have to be UK home owners (proof of which is required, i.e. a Mortgage Statement and Land Registry Report). A Bank Reference will also be required on the Guarantor and a copy of their Passport.

We will also need to know the date you wish to move in, agree any requirements you may have, and the length of tenancy, which is initially for 6 months, after which it can usually be renewed. We will discuss with you the exact monies required prior to moving in. This is  1 months’ rent in advance and 5 weeks security deposit including the holding deposit already held.

Once we are in receipt of satisfactory references, we will make an appointment for you to come to our office to sign the Tenancy Agreement, the Inventory Report and our Welcome letter – which contains in-depth information with regard to your Tenancy. You will leave our office with the keys to your new home.

The monies required must be paid in cleared funds. This can be paid either by cash, debit card, bankers draft or by bank transfer into our clients account. We prefer the rent to be paid monthly by Standing Order; however, we can make other arrangements if absolutely necessary.

Once you are living in your new home, you will be liable for utility bills unless you have previously been advised of any services which may be included. To assist you, here are some useful contact numbers: (Students however are exempt from Council Tax exemption forms/letters are required)
